Want to become a real estate agent? Here is what you need to do

Today, people are abandoning what was once known as ‘promising careers’ such as medicine, law, and engineering to join the booming real estate business. Of course, people have different reasons for doing this, but the overarching question remains, what do I need to do to become a real estate agent? Does it only involve doing real estate courses?
Well, the requirements for joining this industry differs from country to country. Each state has its licensing demands, and the law of the land regulates the process of acquiring licenses. Since the rules are entirely different, then it is difficult to come up with many consistent requirements that are common in all countries.
Determining the skills, you need to have as a real estate agent
There are some things you need to do to conform to the law in your country. However, there are also things that you need as an individual, and if you don’t, then you will find it challenging to thrive in the market even if you meet all the requirements of the law.
Wondering what to do to become a successful real estate agent? Possess the following skills.

  • Self-motivation

First of all, you need to remember that by becoming a real estate agent, you are not an employee but an independent contractor. To make a living and succeed in the trade, self-motivation is a skill you need to have from the onset. You will neither have a boss to push you around, neither will you have deadlines to meet. According to the law in most countries that take this trade with utmost seriousness, real estate agents don’t have salaries, they are paid small incentives that motivate them to work, and they only reap big from commissions. Even your sponsoring broker will not tell you to go to the office. You will need to motivate yourself to do it. Eventually, your hard work will pay off.

  • Social skills

Well, many critics will tell you that what you say as a real estate agent is more important than who you are. This is true, but those who relate well with their clients succeed more in the industry than those who are less sociable. For this reason, social skills are something that you can’t ignore. If you have them in abundance, you will be able to create a rapport with your clients, serve them diligently, and at the end of the day, all you will get is repeat business and a solid reputation that is hard to beat.

  • Advertising and marketing skills

You will not sit in your office and expect clients to come in their thousands seeking for your services. You need to get up and market what you do. Marketing, advertising, and public relations are a must-have for any aspiring real estate agent.
To be the best, learn how to use multiple platforms to market your trade. Initially, you will not have a huge budget for marketing or advertising. Make use of technology, and the results will undoubtedly be overwhelming. Use social media to market yourself. Learn necessary graphic design skills, and use quality content to reach out to your target clients. In the end, measure the success of your strategy, and know the areas you need to improve for better results.
Word-of-mouth is one marketing strategy that is often overlooked, but one that brings the most success, especially in competitive businesses such as real estate. Instead of sitting all day in front of your computer for updating your blog and social media sites, go out and talk to people. Doing this will help to not only get clients but also create a cordial relationship with people who can help you spread the word.

  • Negotiation skills

To be successful in this trade, you will need to learn how to use comparative market analyses to assess the value of the property on offer. Then, you will use your negotiation skills to persuade the client to buy the property professionally.

  • Customer service skills

If you want to become a real estate agent, you first need to accept the fact that the customer is the most critical stakeholder in your business. For this reason, investing in training yourself and your staff on interpersonal skills that will help give your clients the best customer experience will be a wise decision for your career. When a customer comes or calls, you need to attend to all their needs, answer all their queries, and help them sell or buy property. If you do not have these skills, then you need to develop them as soon as now, or else you will never make it to the top as you desire.

  • Business skills

Remember, you will not just be dealing with clients, but you will also have brokers, creditors, employees, business partners, and other stakeholders on board; thus you need to develop business skills. They will help you act professionally in all your dealings; thus propelling your success.
Do I need a professional background to become successful in real estate?
When you do your research, you will be forced to believe that you need a particular professional background to succeed in this industry. This is just a misconception. In fact, some of the most prosperous real estate agents were doing all manner of unrelated things before they finally decided to join the trade.
This does not, however, mean that you don’t need professional backing. It is more of an additional ingredient to success and not a prerequisite.

So, what are the requirements of the law?

As mentioned earlier, laws are different, and they have different requirements that one has to meet to become a real estate agent. However, there are a few things most countries demand real estate agents to do. They include;

  • Be of the adult age stipulated in law (mostly 18)
  • Have valid citizenship or legal residency of the country
  • Complete a pre-license education program and pass the exam (this requirement varies from country to country)
  • Are you ready to become a real estate agent? Now that you know what you need to do to succeed in the business, it’s your turn now. Go to the market, find an experienced real estate broker, face industry challenges, work hard, persevere, and you will enjoy the fruits that come with success!

How an Agile certification would help your career

With the world getting more and more competitive with each passing day, focused training such as AGILE help you hone your skills, improve upon them and equip you to take competition head on. The AGILE certification goes beyond mere accreditation and exposes you to Agile methodologies. Agile product development and project management methodologies have gained significant industrywide acceptance, and many corporate giants such as Google, Salesforce, and Spotify are benefiting from the power of Agile methods. More and more companies are embracing and scaling Agile as part of their focus on delivering smarter, comprehensive and faster outputs.

Different people have different aspirations and ambitions with regard to their career. Therefore, it is important that you research various options under AGILE training and understand which certification is most suited to your needs from a reputed centre like Prince2Training.com.au. In some instances, you may also have to tune in with the geographical region where you are expecting to pursue your career so that your certification course covers content that is more focused on that region. Another factor you may need to consider is the difference between a PRINCE 2 certification and the PMP certification. That would also bring into focus the industry segment that you are keen on pursuing to build a career. Even if you are only skimming through this article, you are aware of the intense competition, particularly when you are aiming to scale the higher levels of project management. When you choose the right AGILE certification, taking on this competition becomes relatively easier.

When you start examining different certification, it could be challenging to choose one certification, pushing the others. Therefore, your primary task would be to gain a deep understanding of each certification and how they tune in with your employability.
Agile is a concept that is still evolving, and therefore professionals are required to keep updating their knowledge through appropriate ACP-PMI training. This way your soft skills will remain polished and your communication within your team and with clients will be more efficient. It will also help you explore the project from different angles, manage the risk as well as time planning for the project. The training will equip professionals in the early days of their career to carve out a bright future by acquiring the needed skills for augmenting their job, while professionals who are already well entrenched in their career can further sharpen their skills with the help of this training.

You will also need to consider the multiple approaches to AGILE like Kanban, Lean, Scrum, extreme programming and TDD or test-driven development. These multiple approaches help in enhancing your versatility irrespective of the type of project you are entrusted with. In other words, an AGILE certification will change the way you think and implement project giving you a quantum leap in your chosen career path.

How do you prepare for the certification?

The first step towards preparing to acquire your AGILE certification is identifying an appropriate institution that is offering the training that is conveniently accessible to you. Many institutions also provide online training which may be better suited for working professionals. But, in choosing online training, you will need to take into account the spare time you can devote for this as also your physical and mental disposition to take on the additional load and yet do justice to both. If you foresee impediments in your path in the immediate future, it may be sensible to delay things for a while then starting the training course and being compelled to leave midway through. Another way to lessen the burden is looking for institutes that offer simulation examination, reviews and classroom training so that you can prepare in-depth before taking the exams.

What are the different categories you can explore for Agile Certification?

The following are the categories of AGILE certification that you can explore:-

Basic knowledge

Under Scrum, three different certifications are offered, i.e., Scrum.org, Scrum Alliance and Scrum cradle to address three distinct roles in the Scrum – Product Owner, Scrum Master and Developer
CSM/CSPO/CSD is essentially more natural when it comes to cracking compared to PSM/PSPO/PSD I, but CSM also equips you with a basket of knowledge that is pretty interesting. Training for CSM/CSPO/CSD is mandated under Scrum alliance, and it provides a decent exposure to Scrum basics. While Scrum.org has advanced and basic courses for PSM/PSPO/PSD, it is not mandatory, and professionals do not go for it unless it is mandated.
Both the above certifications cover Agile basics at the higher level and have more focus on scrum. Of the two certifications, CSM has more elevated popularity. The objective of these certifications is met when professionals get the intended benefits out of them. CSM is relatively more approachable since PSM is relatively harder.

Advanced knowledge

For those who have completed the basic certification, pursuing CSP provided by scrum alliance is a natural choice. However, the knowledge that PMI-ACP brings along is not comparable.
To apply for CSP certification, no training is mandated, and you only need some units of Scrum education. There are no tests for CSP through the application itself tests your knowledge.
PMI-ACP is a relatively harder option from start to finish since the prescribed prerequisites are somewhat challenging. Prior experience with project management and AGILE are mandatory. It, however, covers multiple facets of AGILE giving you a more in-depth knowledge of the overall AGILE spectrum.
You also have the option of advanced certifications offered by Scrum.org classified as level II and III for PSPO/PSM and those are the only scrum based certification making it even harder compared to a level I.

Scaled Agile

This is distinct from typical Agile. You can reckon this as special skills needed by managers and executives entrusted with the responsibility of leading change initiatives in large organizations.

private primary school

Does your child need tutoring service to prepare for scholarship exams of Australian private schools?

Many private schools in Australia offer scholarship exams year after year and students who successfully clear these exams stand to gain as much as $200,000 in fees for 6 years in high school. Every school worth its name is after students who demonstrate their ability to become high achievers. Therefore, these scholarship tests are tuned in to find students with original thoughts and quality ideas as part of their high-level academic ability.

The test regime itself is understandably tough and yet thousands of students do take this test hoping to win the much sought-after scholarship. Many schools come together and engage companies to conduct the tests on their behalf. Year after year, over 10,000 students take these tests, with NSW alone accounting for about a third of the total numbers. These students come from families that are barely solvent to the wealthy ones and take the test hoping to secure a scholarship that can save the family some $200,000 in fees across 6 years of high school studies. Students who are inherently bright add significant value to the schools and that is one reason these tests are popular and pretty tough at the same time. To take these tests, the students are expected to be proficient in critical thinking, inferring, interpreting, and deducing, apart from knowledge gained from the academic stream. The tests also provide an opportunity for the participating students to showcase their smarts and encourage them towards higher levels of achievement.

The tests are tuned to things the students would have learned through the academic environment and not what they studied immediately before taking the tests. With regard to written expression, the tests seek to identify original thought and quality of ideas.

Given the way these tests are structured, students taking the tests would be at a distinct advantage when they are familiar with the structure of the tests, the multiple choice formats, extended writing and being familiar with putting down the answers on the answer sheets. Practice tests will also provide the students with an idea of what the test would look like and enable them to set the pace and determine the time to be allotted for each question. Moving on to sure shot answers first and then going back to solve the other questions is a beneficial approach in these types of tests.

Does your child need tutoring to take these tests?

In Australia, many institutions and tutoring centres provide scholarship tutoring services, Ex. Edu-Kingdom College, Learn Mate, just to name a few. The million dollar question that would be uppermost in the minds of parents would be whether tutoring institutions can benefit their children to take these scholarship tests and excel in them. But, one thing they should remember is that being prepared does not necessarily mean tutoring or practice sessions at a coaching centre. Preparation for these tests this way can be significantly stressful for parents and students alike and does not come with any kind of guarantee that the student will indeed qualify for the scholarship. That being said, there are students who do attend coaching centres for as long as 18 months before taking these tests. A better option, however, would be to read widely and step up the curiosity about all that is going on in the world. Remember that the tests are tuned to cull out students who exhibit a high degree of individual ideas that are unique too. On an average, some 150 students could be tested for a single scholarship. NAPLAN or similar assessments do not constitute a good indicator of potential performance in these scholarship tests.

Some students may complete only half the test

All the practice sessions and tutoring apart, some students may still be able to complete just about half the test. This should not mean that they are dull-headed and students failing to qualify for these tests should not feel stressed. It is important that the students as well as parents understand this and discuss thoroughly before taking the tests so that any anxiety about the tests can be eliminated. When students are trained to keep their nerves calm while taking the tests tend to perform better compared to students who are nervous. What is more important on a given day is the attitude that the student can do their best on the given day. It may be OK if all questions are not answered. But, it is indeed important that the stimulus material provided is read through and understood well. Rushing through the answers may not be the right way to approach these tests. Some of the stimulus material may be subtle but if the student plans things out, they can excel in written expression and score well.

These tests always focus on identifying students who are intelligent, have great leadership skills and are creative thinkers. The schools are not looking for students who have learned the art of performing well in any examination and the thrust is on real ideas and initiatives. Parents should, therefore, acquire as much information as they can, about these tests to avoid surprises on the given day.

Most of these scholarship tests comprise of 3 parts – Written expression – 25 minutes (extended response) Humanities – multiple choice – 40 minutes and Maths – 40 minutes. Some schools may also add another written expression tests with 25 minutes allotted for an extended response.

The decisive moment

Parents should always remember that the scholarship tests are aimed at high achievers who are at the top of the pyramid. Unfortunately, the room at the top of the pyramid is limited. Merely because your child could not qualify for the scholarship exam, you should not see that as the end of the road for him. There are several professions and callings that do not emphasize academic excellence. Home improvement, automobile garage, fire/water damage restoration, climate control equipment servicing, home electrification, solar panel installation, and an endless list of other trades need only average academic performance. Thus, your child’s career trajectory can be rising quickly from an employee to an employer. Initial employment is essential to gain quality experience and from there he/she can build up a business enterprise.

Here is a useful calendar of tests by different schools during the ensuing school season.
